Informed confusion! Buy, sell, rent, lease option or wait????

I began writing this article “Informed Confusion’ in 2003. In my crystal ball I saw the build up of unsustainable, ridiculous real estate prices on our Pinellas barrier Islands. I warned of the crash in late 2005. I predicted the current deep recession before others thought it could happen.

“Informed confusion” means that since any real estate view can be supported with facts, I will inform you to the best of my ability so you can unconfuse the facts to your personal advantage. I think I can use my “hands on” experience in Florida real estate since 1965 to achieve this primary aim. Please let me know how I’m doing.

Warren Buffett says “Be greedy when others are fearful and fearful when others are greedy”. Our world is now as fearful as I have ever seen it. NOW can be the time to be greedy.

Mark Twain said, “When you find yourself on the side of the majority, it’s time to pause and reflect.”

The majority feels that it’s fashionable to walk away from tens of thousands of dollars and stick it to the banks. The banks are not your friends and will stick it to you when they can. They are now making money at your expense. The only result of the stimulus package that is for certain is that inflation will run rampant. This is generally good for real estate. Prices will return and surpass previous levels quicker than anyone expects. Because of the staggering numbers of troubled properties, prices will be lower one year from now. Inflation will then take over and you will wish you bought sooner or held on to your distressed property. I hate to predict what will happen after the next round of inflation but it won’t be pretty. Our fragile economic system can’t take much more of a beating. If you want to save money by waiting for a lower bottom, be careful. Raising interest rates are the main tactic used to reduce inflation and may wipe out any gains from procrastinating.       

If you want to buy for the right reasons this may be the time for you. Prices haven’t been lower in 6 or 7 years.

However, I may try to persuade you not to…buy property now.

If you must sell I’ll give you the straight scoop. However I may try to convince you not to…sell property now.
